LeFrak, a leading developer on the Jersey City waterfront, has unveiled plans for an ambitious new 41-story residential tower on one of the last remaining parcels of land along the Hudson River. This latest proposal follows the recent launch of leasing at Bisby, a 34-story high-rise featuring 385 residential units and ground-floor dining options like Efi’s Gyro.

The proposed site at 44 Park Lane North, previously utilized as a construction staging area, will transform into a striking 421-foot tower designed by MHS Architecture. The development will include 355 residential units comprising studios, one-, two-, and three-bedroom apartments, a distinctive five-story podium featuring 336 parking spaces, EV accommodations, and a 20,000-square-foot outdoor deck.

Designed by Hoboken-based MHS Architecture, the 41-story residential project would rise just over 421 feet with a shorter five-story podium. The plan includes 355 residential units, including four studios, 178 one-bedrooms, 149 two-bedrooms, and 24 three-bedrooms.

The proposal does not include an affordable housing component, as the plan does not trigger Jersey City’s Inclusionary Zoning Ordinance.

Amenities will be abundant, with a rooftop deck and indoor spaces on the 41st floor, plus a substantial green roof area. However, the project does not include retail spaces, marking a shift from LeFrak’s recent developments. The plan, which requires variances and approval from the Port Authority due to underlying infrastructure, is set to be reviewed by the Jersey City Planning Board on July 11.

This development is part of LeFrak’s broader vision for the Hudson River waterfront, with additional projects like the 47-story tower at 20 Long Slip slated for future consideration.

Lefrak has has been busy planning the future for one of the last areas along the Hudson River that sports undeveloped land. The company submitted plans earlier this year for 20 Long Slip that would bring a 47-story tower to a lot along the Hoboken border along the Hudson River, the first phase of a three-pronged plan.
